The crawl-space problem
Crawl spaces combine the three things mold needs: moisture from the ground, organic material like wood joists, and limited light and airflow. Many older mountain cabins were built with vented crawl spaces and no vapor barrier.
Ground moisture migrates up into the framing, especially during snowmelt and rainy periods.
Signs of crawl-space mold
Musty odors rising into the home, discolored or sagging insulation, and visible growth on joists are common signs. High humidity readings in the crawl space are a warning even before growth is visible.
What helps
A vapor barrier, proper ventilation or encapsulation, drainage correction, and addressing any plumbing leaks all reduce crawl-space moisture. A professional can evaluate which combination fits your home.
